May was one of the fastest-paced months that the Lexington and Central Kentucky real estate market has ever seen,
with OVER 1300 LISTINGS SOLD/UNDER CONTRACT!!

Although that was about 120 fewer sales than our record-breaking April this year, it still was a very solid month for the local market.

 

A key component of the current market is strong buyer demand…..and a lower inventory of homes than Central Kentucky has experienced in years.  Last year at this time, there were 4850 homes on the market locally.  Currently, there are 3530 – a whopping 27% reduction in the number of homes on the market since a year ago.

 

Still, there’s a good selection of homes available in all price ranges.   And with historically-low interest rates still available, it’s an ideal time for local home buyers to find their dream home!

We all need to do our part to Stop Diabetes and take steps to improve our health!  Participants in this popular event will not only have a great time and enjoy some good exercise, but they’ll also change the future and make a positive impact in the lives of those who are affected by diabetes!

Big Band & Jazz, one of Lexington’s longest running and most beloved concert series, features great jazz and big band music weekly.  Held at Moondance at Midnight Pass Amphitheatre in Beaumont Circle.  Bring your lawn chairs or blankets for seating.


43rd Annual Festival of the Bluegrass

This annual festival, held at the Kentucky Horse Park, features many of the best Bluegrass bands in Kentucky and top national performers.

6 Tips for a Successful Home Search

Thinking of buying? 

Whatever the reason – a recent “life event”, upsizing, downsizing or tired of paying rent
– it’s a great time to achieve your homeownership goals!

Pre-Tip: Get a Rector Hayden Agent to assist you.

#1.  Determine your limits

Financial experts often say that you shouldn’t spend more than 28 percent of your total income on housing, but it really varies for each person.  Keep in mind that your current credit score will be a major factor in how much money you can borrow.

You can determine your general range by playing around with online mortgage calculators, but it’s best to work with a lender to get pre-approved for a mortgage.  Why?  Well, the difference between a $200,000 and $250,000 home can be stark, and it’s best not to get your hopes up before you know what you can afford.  Your Rector Hayden Agent will be invaluable in guiding you to the best lenders in town – including Rector Hayden Mortgage!

#2.  Begin the hunt

Now the fun stuff – the online search!  Just 20 years ago, buyers had to search through thick, printed listing books to find homes that matched their price and location. Luckily today, your search can begin from your couch……or while in line at Starbucks.

#4.  Finalize your needs

You may find yourself falling in love with homes in different locations, with varying styles, prices and features. That’s actually a good thing in today’s seller’s market — to get to the closing table, it may be necessary to keep your mind open to several options.

Work with your Rector Hayden Agent to determine your top needs, and then keep in mind the qualities and amenities that are unlikely to change versus those that you can alter. For example, a neighborhood’s walkability is pretty set, but you can always tear up carpet to put in hardwood floors, or refinish a kitchen to get the farmer’s sink you love. Once you have an established set of needs, it’s time to begin looking in earnest.

#5.  Tour inside homes…and think resale

Your Rector Hayden Agent will set up the showings for you – and as you view the homes and get the overall “feel”, if can be beneficial to think of yourself as an inspector. Pay attention to when upgrades were done, or if appliances have been replaced recently. It’s important to take note of how much work your eventual home will need.

It’s also good to talk with your Rector Hayden Agent about the potential resale value of the home.  At this point, you may not have any thoughts about ever selling – but it’s wise to ensure that your investment will be a good one in the future, should you ever decide to sell.

Kentucky Dressage Association: Spring Warm-Up & 30th Annual Dressage Show

May 27-29

The Spring Warm Up Show and the Annual Dressage Show combine for the first events of the season for the Kentucky Dressage Association (KDA). This event will feature United States Dressage Federation (USDF), United States Equestrian Federation (USEF), and International Federation of Equestrian Sports (FEI) sanctioned classes. Introductory level tests all the way up to Grand Prix level tests will be on display as well as suitability, Para-equestrian, and freestyle classes.

MayDaze Horse Trials

May 27-29

The MayDaze Horse Trials bring together more than 500 horses and their riders from approximately 20 states to compete in a 3-day event competition. Introductory to intermediate levels will be on display. This spring event is very beneficial in the training process for green to advanced horses and riders. A trade fair will also be taking place on the grounds in conjunction with this event.

The Glo Run

Fri. – May 27

Traveling through the US, The Glo Run makes its Lexington stop on May 27 at KHP. It’s a nighttime 5K run through a 1980’s themed glowing wonderworld of a course. You will be taking selfies galore in front of huge glowing boomboxes, giant glowing ’80s mobile phones, light shows, a DJ and more.

FREE Showing of Dreamworks’ MADAGASCAR

SATURDAY – MAY 28

The Kentucky Theatre:  214 East Main Street  Lexington, KY

Bring the family and join us for a FREE showing of MADAGASCAR sponsored by Bluegrass Families First. Bluegrass Stockdog Trials & The Sheep and Fiber Festival

The famous Bluegrass Classic Stockdog Trial will once again be held at Lexington’s Masterson Station Park on May 18-22, 2016, marking 54 years of border collie trials in the Bluegrass. This competition is one of the longest-running, largest, and most prestigious trials in the country. The competition draws top handlers from across the USA and Canada, as well as hundreds of local spectators. The Bluegrass Classic dates from at least 1960, and was held for many years at Walnut Hall Farm. It has been a favorite event at the Kentucky Horse Park, and then in Masterson Station Park since 1996. This event involves fabulous opportunities for photography involving dogs, sheep, people, and horses, all in the picturesque setting of Masterson Station Park. As a non-profit event we offer free admission to all, and we appreciate all forms of publicity that will make the community aware of the opportunity to watch these wonderful dogs at work.

Families and spectators are invited to bring their own dogs. Bring lawn chairs or picnic blankets, and enjoy the outdoors! The event runs continuously from dawn until dusk and there are spectator raffles, lunchtime concessions, numerous vendors and cold drinks available.

The 7th annual Kentucky Sheep & Fiber Festival, a natural fiber and local food event, showcases some of the nation’s finest fiber artists, yarn, products the Kentucky sheep and agriculture community and Kentucky Proud food producers. Once again, this year’s festival will include a series of classes, workshops and demonstrations in the fiber arts. The workshops will take place all three days of the event and pre-registration is required to attend

Kentucky Spring Classic / KY Spring Horse Show & the High Hope Steeplechase

The Kentucky Spring Classic is the second leg of Kentucky Spring Horse Show 2016 series. This hunter/jumper event draws some of the best riders in the world. On Sunday, Enjoy the thrills of hurdle and flat racing from a variety of vantage points.

Family friendly activities include Stick Horse Races, Jack Russell Terrier Races, Parade of the Woodford Hounds, a children’s area and shopping in the retail area. Tailgating is a tradition at this outdoor event.

Bike Lexington Family Fun Ride

The Family Fun Ride will feature an 8-mile route that caters to all cycling levels and skills on two wheels. Neighborhood Insights: Southland

Southland is a beautiful neighborhood and community center nestled between the Broadway and Nicholasville Road Spokes in Lexington, Kentucky.  Best known to tourists as an eclectic shopping district, Southland is home to unique retail spaces – favorite local restaurants – and great locally owned service centers.  To the north and south of Southland Drive are close knit neighborhoods of classic ranch, split-level, and cape cod style homes.  If that classic red brick and big trees is your idea of ‘home sweet home’ then this area is for you!

Thanks to the Southland Association – there have been some beautiful changes and developments to this area as well!  Southland is the main location of the Lexington Farmer’s Market every Sunday between April and October.  In the winter, Southland holds it’s own beautiful tree lighting event in front of the fire station of a gorgeous 15 foot white fir tree. There are also murals and two commercial rain gardens to enjoy – and bike lanes, bike lanes, bike lanes!!

Just last year – in 2015 – the annual Southland Street Fair began!  We had the pleasure of attending this year’s event last weekend – and many of you came out to join us!

Vendors from all over the area came and set up booths and activities along Southland Drive in front of the Habitat for Humanity ReStore and the Good Foods Co-op.  Ice cream, kettle corn, inflatables, face painting, live music, and more – activities for both young and old to enjoy.

THE KY DACHSHUND DERBY in its 5th annual event has celebrated the dachshund breed and brought enthusiast from as far as Florida. This year is VERY SPECIAL. As rescues and shelters will be invited to join the event for one of the largest adoption events of its kind. Lucky Pet Adoption Day will feature many breeds of dogs all ready to find a forever home. Kathy McIntosh, director, says, “Its all about finding safe and loving homes for as many as we can…not just dachshunds.” The day is perfect too…for a beautiful spring day in May to bring it about. The event is sponsored by the KY Dachshund Rescue.

Derby 2016 – The Most Exciting 2 Minutes of the Year!!

Every year, the first Saturday in May is a grand festival and celebration for – not just Kentuckians – but folks from all over the world.  While the Derby events themselves are typically held in Louisville, KY at the Churchill Downs track; Lexingtonians still celebrate the day by enjoying festivities at our own tracks: Keeneland and Red Mile.

A weekend of bourbon, mint juleps, hot browns, big hats, and betting – and a celebration of a long held tradition for our nation.  The Kentucky Derby has ben run since 1875, making it one of the longest held annual sporting events in the United States.  Historically, the Derby has been integral to civil rights movements, tourism, international horse racing culture,  and more.  We’re proud to hold such an amazing celebration in the Commonwealth year after year.

We hope that everyone celebrates safely – sings “My Old Kentucky Home” at the top of their lungs – and enjoys this weekend’s Run for the Roses!
