Donuts for Donations! – Wednesday April 29, 2015

Bring in new or gently loved books for William Wells Brown Elementary.  Eve Stern will trade you a donut for a book!  These book will be distributed to children in their mentoring reading program who were identified as having few or no books at home to practice reading.  The ages of these kids range all the way from K to 6th grade so all reading levels are needed.  Please, please, consider bringing just 1 book to help out the kids of William Wells Brown!

Founder Jim Halfhill Sr is enjoying his 35th year in the real estate industry. He has been associated with Central Kentucky’s #1 real estate firm, Rector Hayden Realtors, since 1979 and launched the Halfhill Auction Group in 1991. Jim is a member of the National Auctioneers Association, Kentucky Auctioneers Association, and a Lifetime member of The Million Dollar Club.


Jim Jr, Principal Auctioneer, Realtor, is a native Lexingtonian and graduate of Transylvania University. He began his real estate career in 2004 and obtained his auction license in 2005. Jim conducts all of the traditional real estate listing and selling for the Halfhill Auction Group, and assists as bid caller and ringman.


Kristin, Principal Auctioneer, joined her father in 2003. She works as the team’s graphic designer, along with assisting as bid caller and ringman.

6 SUPER Tools from the Fayette PVA Website

If you aren’t taking advantage of the tools on the Fayette County PVA website – you are sorely missing out!

The ever amazing David O’Neill, Fayette County’s Property Valuation Administrator, graced us with a short presentation at our monthly sales meeting this week.  He showed the ins and outs of the site and some amazing content reports that you may never have known you had access to as a real estate agent!

1. Weekly Residential Sales Reports

Every Friday, David O’Neill posts to their blog a PDF report on the weekly residential sales for Fayette County.  This content is spectacular for looking at selling trends in the Lexington area week-to-week.  It also makes for great shareable content to social media – show your followers and COI that you are engaged with current data and truly KNOW about real estate happenings in the area.  Check out last week’s report here: http://www.fayette-pva.com/sales-reports/salesreport31mar-03apr2015/

1.a.  Monthly Commercial Sales Reports

For our agents focused on the Commercial side of real estate – Fayette PVA releases a monthly report of commercial sales in the area!

2. Knowledge of Property Tax Exemptions for Your Clients

3. Keeping up with Local News regarding area Property

4. Report Tool – Mapping Feature, Mailing List Export

The Mapping tool on the PVA website gives you all sorts of options for targeting and reporting to a specific area of Fayette County.  It has overlays that can show you Vacant Land (you could exclude it from a mailing list), council districts, Street Address numbers, and more!   You can look at specific parcel information – or, you can look at entire neighborhoods.  The coolest part of this report generator is the polygon tool!

Click on Additional Options > Create a Parcel List By… > Polygon(s)

This tool will generate reports, mailing lists, and other data on highlighted areas and parcels you select!  This can help you exclude apartment complexes from data or lists – or include more than one area while excluding the parcels in between them!  These lists can be downloaded as .csv files, allowing you to use them for bulk mailing or advertising opportunities!*

*The only issue is it will generate contact info based on the property OWNER – not necessarily the property address.  But you can get the property address from the map.

In our social media classes we talk all the time about how strong content will increase website traffic and generate leads.  But, what if you aren’t sure what to talk about?  Maybe you don’t want to just re-post what other agents are saying – you want to get personal!

Well here are some awesome ideas for quick easy AND ENGAGING content for your social networks, blogs, or even mailings and e-mail newsletters!

1. Local Market Updates

Every month Rector Hayden sends out detailed market reports that contain all sorts of statistics for the past month to your list you provide.  But – this data could be useful for a targeted post also.  Did you know, your RHR website allows you to create custom market updates based on neighborhoods or zip codes?  Or, you can even show custom market data for a specific listing! “Give your local audience a reason to click. What better reason to visit your real estate blog than to see if their home prices are increasing or decreasing? It’s one of the best ways to attract locals. 2.  Neighborhood Updates

people-in-the-park-1335805452tbAMany agents tend to specialize or gravitate to an area of town that they are most familiar with.  If you “farm” a specific area, become that neighborhood’s expert!  Is there a block party happening soon?  A new playground being built at the nearby park?  Hidden retail or restaurant gems in that area?  Blogging and posting about this kind of geographic content actually can help your google pull!  This helps you stay current, relevant, and increases your ability to show up as a result when someone is interested in that neighborhood.


3. Your Listings & Open Houses

This may seem like a no-brainer, but sharing your own listings is a great form of self-promotion and advertising.  This a great way to share those lovingly crafted marketing remarks and awesome professional photos of the home!  Tell a story about the home or the neighborhood – create emotional attraction to your listing!


4. & 5. Buyer Questions & Seller Questions

17069_wpm_hiresAnytime you have a unique question with your client – write about it!  Chances are there are other people out there trying to google the same question!  Invite your client to comment on the content and share it with their networks too!  No clients right now?  Post every week with tips and info about general real estate questions:  “How to get started?”  “Renting vs. Buying”  “Loan options?”  “Buyer’s Agents” etc!

    • A message from John: I  originally got involved in 2005 because of my Father-in-Law. He was a double amputee and did dialysis for several years before he passed as a result of Type 2 Diabetes. He played college football on the 1951 national championship team at Tennessee. It was hard to watch him decline as he did, but he kept a strong spirit through it all. This has always been my motivation in fighting for this cause, and I hope to put together a team here at Rector Hayden. If anyone is interested in joining the fight I would greatly appreciate the support. There are many families that are affected by Diabetes, but it is a battle that can be won. I know many of the people here are at work for different causes, and are great servants for those causes. Please let me know if you would be willing to join up and I will forward more information as it becomes available

Ribbon Cutting Ceremony for New Georgetown Kentucky Office!

Rector Hayden is growing and changing!  Yesterday, among friends and colleagues, Rector Hayden and the Georgetown Chamber of Commerce held a ribbon cutting for our new Georgetown office.  Agents who tend to focus their business in that location gathered to celebrate and hold those ginormous scissors!  See the gallery below…



The New Georgetown Office is located at 120 Marketplace Circle in Suite F. Near the Kroger.  It allows our agents access to a convenient location in Georgetown to work and meet with their clients.  With updated computers, printing, and other communication resources – it’s a necessary asset for our Georgetown agents.

Toolbox – REALTORS Property Resource

Whether working with a buyer or seller, many agents rely on comparative market analysis to determine a home’s true market value.  Performing these analyses can be time consuming and tricky – unless you use some of the great tools National Association of REALTORS provides for you!  NAR provides the REALTORS PROPERTY RESOURCE website.  It is an online estimate, valuation, and comparison tool for licensed active agents to utilize.

Comprehensive data, powerful analytics, and dynamic reports for each of NAR’s constituencies – Only available to REALTORS®.  No third party or public access…guaranteed! The only way a non-REALTOR® has access to the data in RPR is through an RPR report that has been created, branded and sent by you, a licensed agent. – From the RPR Blog

This week is National Window Safety Week!

April 5 – 11 is National Window Safety Week!

From the National Safety Council:

The Window Safety Task Force works year-round to promote window safety awareness, and every April it sponsors National Window Safety Week. For 2015, Window Safety Week is observed April 5-11.

The week coincides with the arrival of spring, when homeowners naturally want to open their windows and let in fresh air. During this time, NSC and the Task Force encourage homeowners and caregivers to think about ways to help keep families safer, whether it’s protecting children from falls or practicing an escape route.

For safety’s sake, print our window safety brochure, checklist and kids’ activity book, and share them with everyone in your household so they are aware of their role in window safety.

By all means, let the warm spring breezes in. Just don’t throw safety to the wind.

#RHRTipTuesday – What Your ‘About Me’ Pages Say About You

Last month REALTOR® Magazine published a fascinating article on the crucial impact your ‘About Me’ page holds when marketing yourself online.  The entire way you present yourself online can have an effect on whether or not someone will chose to work with you; maybe even more so that just a first impression or standard advertising!

If you pose with your dog, does that make you look unprofessional?

If your personal Facebook profile is open to the public, does that make you look unpolished?

REALTOR® Magazine set out to quantify the study of how seriously an online Bio can affect your persona by conducting a paneled study with consumers.  The consumers looked at profiles compared to their own wants and needs when looking for an agent, then explained the parts of the profiles that were less captivating or more captivating.  Here’s what they found…

1. Sharp  Photos

Just like listing a house, when marketing yourself you need to have the best photos showing you off.  However, unless you’re trying to directly target an audience with your photo, it’s best to avoid anything too casual.  You can still think outside the box if you want to differentiate yourself, though!

Although there’s no right answer, panelists unanimously favored agents who used professional photos across online platforms and cautioned against using any image that appears too casual. Graham Wood, REALTOR Magazine

For example: Agents who specialize in rural areas or cabins could consider a professional (or at least high quality) photo of himself/herself in nature.  Or, an Agent who deals in luxury listings mostly could have a professional shot with a high end setting or back-ground.  This non-verbally shows that the agent truly understands a specific niche.

Use photos that depict how you look today—with a similar hair style and color. “It’s about being honest about who you are,” said June Wood, 67. Photo discrepancies can make you seem disconnected from the up-to-the-minute nature of online information today, she added. – From the article

It may be time to consider a new photo, especially if you’ve changed your hairstyle (or if it’s been a decade since your last one).  People can be turned off if they see too much of a discrepancy between photos on your professional accounts online, or when they meet you in person. You should also consider a new shot if your photo is a low resolution.  High definition photos are much more widely accepted. But even worse?  Having a profile with no picture…

Worse yet is not bothering to upload a profile photo and allowing the ubiquitous gray silhouette to stand next to your name. That sends the message you’re too lazy or time-crunched, or don’t have the technical know-how, to upload an image. – From the article

And you don’t have to spend too much on professional looking photos.  Rector Hayden’s in-house photographer, John Bell, will be happy to take some shots of you right here in the Beaumont Office.  We have professional lighting and developing so you can easily have a clean, sharp professional photo.

2. Clear and Concise

Does your About section have a point?  Don’t get caught rambling on about things the general public has no knowledge of.

Panelists said one realtor.com® profile had a statement: “God isn’t making any more real estate! Therefore, I’ve learned that buyers buy and sellers sell at any time,” while true, didn’t give offer them a reason to work with that agent.  Panelist Matt Bell, 30, said general statements provide little value.

Instead, talk about yourself and your experience.  What makes you the best choice for this consumer?  You should add a little bit of personal info – it humanizes you (which is crucial when communicating through digital media).  However, don’t get too deep.  “You can share personal details—it humanizes you—but don’t belabor the point. Remember that clients are seeking a pro with business skills first,” the article emphasizes.  Also, try to list hobbies that coincide with your business (photography on the side? landscaping? interior design?).  Hobbies that seem completely unrelated may turn a consumer away.

But the most important part about what your write in your profile – is to make certain to PROOF-READ!  Panelists in this study were very quick to spot spelling and grammar errors – and immediately wrote that agent off as unprofessional.

3. Can You Back Yourself Up?

Don’t state strengths or promises that you do not have the data to prove.  Saying you can close transactions quickly means nothing to the consumer if you don’t have the experience to prove it.

Support your claims with stats that illustrate results. The panelists said they wanted to see more profiles that included information such as how many properties you’ve sold, how close your sales are to list price, the typical price range of your listings, and how long you’ve been working in real estate. –From the Article

Some consumers won’t even read your bio that you’ve carefully written.  They’ll look immediately for stats – and move right along if there are none.  For new agents this can always be tricky – but at Rector Hayden we’d be happy to present you with company-wide statistics that support you as one of our agents.

4. Get Social

Consumers also immediately notice if you’ve been neglecting your profiles. If you made the effort to post content but then let it go for a few – consumers notice and may think that you aren’t up-to-speed with current trends (even if the reason you neglected your page was that you were selling selling selling!).

Even if you’re regularly posting on your personal page, are you keeping up that business page? When the panel convened in January, Werner-Pettinari had not updated the status of her Facebook business page for two months, while Lubin’s had been silent since November 2013. Big gaps like that make you look inactive, said panelist Maya Bird-Murphy, 22. “I want someone who’s constantly working and knows what’s going on right now,” she said.

In our social media / integrated marketing classes, agents are encouraged to try to post at least once a week.  This benefits their followers without bombarding them, increases their SEO potential, and helps ease agents into utilizing social networking tools more often with their marketing strategies.


Takeaway (Summary)

If our consumer panel made one thing clear, it’s this: Take care with your online persona. Craft accurate, error-free online bios and social media profiles, and write them with consumers’ interests in mind. Keep your photos up-to-date and consistent. And use your social postings as a way to bring your personality and your value as a real estate professional to life. These steps communicate the essence of you and your business, so don’t think of them as tiresome chores. You don’t get a second chance to make a first impression. and in the Internet-connected world, you’re projecting your image 24/7. What will be consumers’ first impression of you?
