    • A message from John: I  originally got involved in 2005 because of my Father-in-Law. He was a double amputee and did dialysis for several years before he passed as a result of Type 2 Diabetes. He played college football on the 1951 national championship team at Tennessee. It was hard to watch him decline as he did, but he kept a strong spirit through it all. This has always been my motivation in fighting for this cause, and I hope to put together a team here at Rector Hayden. If anyone is interested in joining the fight I would greatly appreciate the support. There are many families that are affected by Diabetes, but it is a battle that can be won. I know many of the people here are at work for different causes, and are great servants for those causes. Please let me know if you would be willing to join up and I will forward more information as it becomes available

#RHRTipTuesday – 2015 Home Design Trends!

Like the fashion shows of Milan, and the technology presentations of Silicon Valley – 2015’s Housing Trends have finally arrived!  

Debuting are this year’s fashionable decor tips, textures, colors, fixtures, furniture – and overall a great batch of contemporary information for you as you stage and sell your homes this year!  Check out these 7 predictions from RIS Media

1. Deeper, Darker Colors: Several experts are saying this year will be out with the light and bright and in with the dark and deep.

“Almost every new textile collection and furniture debut seems to be awash in a much more saturated hue than we saw in the early 2010s,” says designer Scot Meacham Wood, in a Q&A at House Beautiful.

Nancy Mitchell at Apartment Therapy agrees: “For a long time we’ve been seeing mostly bright, white interiors (white walls, white floors, white ceiling), but I’m feeling a shift towards darker, moodier hues.”

2. Comfortable, Cozy Sectionals: Apparently my mom knows what’s up!  She kept showing me pictures of a sectional with big cozy pillows she wants to order for her living room. – June L.  As society continues to shift away from formality toward more casual living, it only makes sense that big, comfortable sectional sofas would become a popular trend. 

According to Houzz.com Editor Sheila Schmitz, “It is back in a big way. As living rooms have become more relaxed places for lounging, we have less need for formal sofas and more love for a versatile padded zone that lets us sprawl out however we like.”

3. Cowhide: Now I was surprised by this one – with everyone wanting geometric patterns in rugs last year, where did the cowhide come from.  However, at a cabin over the holidays there was a very soft cowhide on the floor… I will accept it. -June L. Using cowhides as rugs in living areas is expected to keep growing in popularity this year. Expect cowhide to move beyond rugs, too — to pillows, throw blankets and even art.

Alexa Fiander at Zillow calls it the “ideal accent texture for 2015’s modern, yet approachable design aesthetic.”

4. Open Floor Plans: An open layout is not a new trend, but it will likely remain a popular one this year.

According to Barbara Ballinger at REALTOR Magazine, “It’s becoming a wish beyond the young hipster demographic, so you’ll increasingly see this layout in traditional condo buildings and single-family suburban homes.”

Ballinger attributes this to the fact that after the kitchen became the hub of homes, the easy next step was to expand it into open-living areas for greater togetherness.

5. Mid-Century Modern Elements:  From furniture to lighting, mid-century modern should stay big in 2015. Whether found on Craigslist or West Elm, these slick pieces will remain popular this year. Sophisticated and Subtle!

“Many are attracted to the simplicity and clean lines of mid-century modern furniture, accessories and décor,” says Karen Highland at the Frederick Real Estate Blog . “A few iconic pieces can work well in any room.”

6. Gold Accents:  2015 will likely see an uptick in gold accents, from light fixtures to mirrors.

Lauren McPhillips at Style at Home says “Gold and warm metallics have graced the homes of Canadians and the runways of the world for the past several seasons and they’re not going anywhere in 2015.“

What’s more, varying shades of gold and brass will be mixed together to create unique looks.

7. Wallpaper: Wallpaper is making a comeback. Have you seen any of the removable wallpaper and decals that have hit the market this past year?  The options are endless!

“Wallpaper provides an easy way to add visual impact, even in small amounts,” designer Lee Hardcastle told Houzz. “Wallpaper gives you the control of complementing the architectural elements throughout the kitchen or adding a beautiful contrast to an otherwise simple color palette.”

The Short List of Dan Smigrod’s 21 Tips for Creating Great MLS Photos Using Your Smartphone

We tell our agents all. the. time…

Don’t use your phone to take your listing photos.

Do they all listen to us? No.

First Tip: HIRE A PROFESSIONAL PHOTOGRAPHER!

There are a number of recommended professional photographers that work with Rector Hayden agents.  Feel free to ask around!

DeathtoStock_Wired10If you can’t follow that tip, then Dan Smigrod’s got 21 Tips for how to create decent photos using your smartphone (hint: I said smartphone – this only includes newer models of smartphones, not all camera phones). 21. Shoot from the corners of a room to get the widest angle view.

20. Turn on lights. (just because your eyes have adjusted doesn’t mean your camera will)

19. Do “frame” (compose) your shots. Have you images in order of the flow of the home – like you are taking a tour.  Compose your shots to focus on the features that you would point out to prospective clients when they walk through.

18. Do turn on HDR setting when shooting towards windows (helps reduce “blown out” outside lighting).  If you’re an iphone user, that HDR setting is at the top next to the flash.

17. Do turn on HDR setting when shooting the exterior of the house (both the house and sky will look better).

16. When shooting towards bright windows, do close curtains and set blinds to half closed.

15. Do add drama from high above (shoot from a loft or open stair case).

14. Do add drama from below (shoot from the curb, or an open staircase).

13. Do add drama by shooting from angles (adds perspective).

12. Do “tap” to focus (when the camera is confused). Focus will likely improve lighting, too. On your smartphone you can tap where you want the focus to be – whether its foreground or background.

11. Do get closer (do not use the digital zoom feature on your smartphone).  Digital Zoom is a lie.  It’s just cropping the photo before you take it.

10. Do use mirrors to your advantage by shooting from an angle into mirrors to “see” the mirror and room.

9. Do experiment with panorama mode for outside landscaping.

8. Do shoot outdoors at the “Golden Hour,” when possible; that makes for a nice glow (but turn the home’s lights on, too!).

7. Do get closer when a wide-angle is not the answer.

6. Do keep an inspirational scrapbook of great photos! When you’re looking at other listings and you see great photos, save them to remind yourself of angles or ideas for shots.

5. Do have the sun to your back if at all possible.

4. Do use a wide-angle lens accessory, along with a mini-tripod and camera timer for tight spaces with mirrors.

3. Do use a “selfie pole” and timer to shoot aerials.

2. Do flood dark spaces with extra lighting that you bring with you.

1. Do think what’s special about this house, and how to shoot it.

Tips & Tricks for Selling in the Winter

Around this time last year, Bluegrass citizens were experiencing sub-zero temperatures, blistering winds, ice, and nearly a foot of snow in some places.  This week just looks to be pathetic, soggy, and brrrrrrr…..

Realtor.com & The Boston Globe have curated a wonderful list of ideas to help keep your properties active during the chilly months – so check ’em out!  Maybe a few of these are just what your listing needs!

TIPS TO SELLING IN WINTER

First Impressions are Very Important – especially during depressing gray winter months.  Don’t let your home blend into the dreary surroundings.  These are great tips for you and your seller to help maximize the property’s first impression.walkways_small

❄ TIP 1: Rake up leaves and debris, keep walkways clear of ice and snow – safe and accessible homes are welcoming and leave great impressions.

❄ TIP 2: Have trees trimmed so that unexpected winds don’t knock down branches

❄ TIP 3:Keep the house cozy – entering a cold house could chill potential buyers’ enthusiasm – turn on the heat before showing a home.

❄ FIRES  We warn AGAINST lighting a fire in the fireplace.  Fires could be accidentally left unattended and be disastrous.  DO, however, emphasize the perks of a functional fireplace in your property.

❄ TIP 4:Keep holiday decorations on the conservative side – you want them to notice the house not the decoration.

❄ TIP 5:Have the windows cleaned of grime from the fall, clean windows make a home seem new and brightliving-room-389264_small

❄ TIP 6:Let in lots of natural light and use warm interior light bulbs to reduce the overwhelming dreariness of winter. Use higher wattage bulbs and make sure fixtures are clean (get those dead bugs and cobwebs outta there!)

❄ TIP 7:Use the aromas of warm cookies or pumpkin pie to set the cozy warm atmosphere – even give some to your guests as they tour!  Connect their senses to the home, making it more memorable when they’re deciding later.

❄ TIP 8:Adding warm textures to a home can make it seem cozy rather than unkempt in the winter – like a nice afghan on the sofa or a large plush blanket folded at the foot of a bed.

❄ TIP 9:Emphasize the home’s winter conveniences – is it on a street that’s plowed fairly often?  Can you see to the street so kids can wait inside for a school bus?  Is the driveway flat and allows for traction?  These are little things that a potential buyer may not think of – but could greatly influence their opinion of a home.

❄ TIP 10:Be a bit meticulous – ask guests/potential buyers to remove their shoes or place covers on so that they do not track salt, snow, dirt from outside into the home.  This can be seen as courteous and reflect well on the state of the house.

#RHRTipTuesday – Agent Safety Guide 2015

Safety is and always has been a TOP priority for Rector Hayden REALTORS and our agents.  We strive to provide the best support staff, opportunity, lead assistance – but most of all we want our agents to be safe on the job.

Real Estate Agents – as a profession – is more dangerous than many realize.  With odd hours, meeting new people in different locations, agents are a vulnerable crowd.  There are many many ways to prepare and protect yourself – and the following Safety Guide is just a few of those tips.
