  • ✔  Stay aware of your surroundings all the time.
  • ✔  Avoid using headphones or earbuds while walking, especially in high-traffic areas.
  • ✔  Before stepping off the curb to cross a street, look both ways for oncoming vehicle and bicycle traffic.
  • ✔  Make eye contact with motorists and cyclists before stepping into the crosswalk.
  • ✔  Use handrails when walking up and down stairs.

Safety Tip – Avoiding Heat Stress

Heat stress is one of the most serious and potentially fatal conditions facing people who work and or exercise in hot weather.  To prevent heat stress and injury, follow the acronym S.H.A.D.E. and void heat related hazards.

S – Sun Protection Wear sunscreen, sun glasses and a light-colored hat with a wide brim

H – Hydration: Drink small amounts of water at frequent intervals throughout the day

A – Acclimation: Do activities in the heat in shorter periods or at lower intensity than you are used to doing

D – Dress Properly:  Wear clothing that is lightweight, light-colored and porous to allow evaporation

E – Environmental Check:   High humidity can hamper the body’s ability to cool itself by evaporation

New Trends in New Construction

There’s always a rhyme and a reason for what we do in the world of Real Estate.  Your agent is a big player in making sure you get the right home – but behind the scenes, your agent is researching and learning all the time about new trends – new technology – and new opportunities.

Yearly, there is a survey ( Annual Builder Practices Survey ) that documents the ups and downs ( popularity ) of certain products and materials used in new home construction or home remodeling.  This is the best way to see and follow trends in our market on what consumers feel are worthwhile parts to their home.

As a soon to be new home owner, you may find these top trends as a way to support your decision making process on you “wants list” when searching for a home.

1. THE COMEBACK:  The Single Basin Kitchen Sink

In single-family homes the single basin kitchen sink made a growing comeback from 5% to 20%!  Granite/Stone sinks are rapidly increasing in popularity as well as enameled cast iron while one-piece marble is rapidly declining.

2. AND BEHIND DOOR NUMBER THREE: Three-Car Garages

In 2014, almost one third of all new single family homes had bays for 3 or more vehicles! HomeInnovation & BuilderOnline say that’s the highest percentage ever recorded in their study!


 

3. TAKE A DEEP BREATH: Whole-Home Ventilation

A spike in new construction including whole-house ventilation charactizes trends from 2014.  27% of new SFD (single family dwellings) had whole-house ventilation – that’s up from just 9% the previous year.

4. HOLDING STRONG: The Side-by-Side Refrigerator

The side-by-side refrigerator is still the most common appliance choice in new homes nation wide.  However, Freezer-on-bottom are growing which could indicate that style as cutting-edge and trendy!

In the coming days and weeks, children in many of our locations will be returning to school.
As you travel, stay alert for young people who are excitedly going to or from school.

  • Watch for school buses and the children who are entering and exiting them.
  • Follow posted speed limits within school zones.
  • Drop off and pick up children as close to school as possible.
    Don’t leave until they have entered the schoolyard or building.
  • Follow all local traffic rules, including:
    • When a school bus flashes its yellow lights, vehicles from both directions should slow to a stop.
    • When a school bus flashes its red lights and extends the stop sign, vehicles from both directions must stop.

“5 Slides Your Listing Presentation Needs in the Digital Age”

Paperless Agent is a great source to follow, and routinely have webinars and ebooks available for agents at a minimal price.  Usually, the also send out weekly tips along with their event invites!  (Great Item of Value!)  This week, I received tips on 5 slides you need in a listing presentation (slides can be sheets of paper, or it can be in the e-presentation you give them on your ipad!).  They were sent to me in an exclusive e-mail and now I’ve shared them with you!

1. Pre-MLS Marketing Plan: Show your potential client that you’re ready to roll right then and there with marketing strategies for the home prior to it even going on the MLS.  Do you network with other area agents?  Share your upcoming listings (while still adhering to EHO and NAR guidelines, of course).

2. Marketing Campaign:  Showcase how you will get your seller’s home in front of buyers.  Sellers expect you to market to popular channels so make sure address how you will market online!  Facebook Marketing, Kentucky.com, ListHub, RectorHayden Mobile App, and more!

3.  Staging + Photography:  A picture is worth 1,000 words!  Show examples to your clients of the homes you’ve previously sold and the professional photos!  If you use a professional photographer, have a mini portfolio of their work to share with your client.  Or, do some side by side comparisons of “The Other Agent’s” photos versus yours!  Remember to put your seller in the buyer’s shoes and remind them that almost all buyers start looking online so photos are important!  Staging and de-cluttering is also important.  Offer them the free Rector Hayden Staging Guide in paper format or online!

4.  Pricing & Preparation:  Emphasize the importance of the right price and the dangers of pricing a home outside of market expectations.  Beautifully prepared homes priced aggressively will generate lots of interest, get multiple offers, and make everyone happy in the end.

5.  Why Work with Me:  Compare your stats or Rector Hayden’s stats with the competition and market average.  Show that Rector Hayden has been serving over a third of all transactions in the Central Kentucky area or that our Days on Market is lower than the market average for homes!  Show what’s in it for the seller to work with you.

“What is a 203K Mortgage?”

Consumers often find ample value in distressed homes – properties that are under a foreclosure order or up for short sale. In many cases, “distressed” speaks more to the condition of the home than their recent financial histories. They may have been empty for extended periods and subject to vandalism and theft.

If you are considering a home in need of renovation, you should consider a 203k mortgage. It would allow you to finance both the acquisition and rehabilitation with a single loan. There are two types of 203k loans: Read More  →  

203k Streamline: This is the most popular. The maximum allowable in repairs is $35,000 and does not allow any structural repairs to be done to the home (unless they’re a result of an unforeseen circumstance).

Full 203k: Allows for structural repairs and can exceed the $35,000 in home repairs. Both types allow up to $1,500 in swimming pool repairs.

Some important 203k facts:

  • •  Since it is based on the home’s potential value after repairs (not its existing value), you can be approved for a higher loan amount.
  • •  They carry long-term-fixed rates.
  • •  They’re insured as soon as they fund.
  • •  They include escrow accounts for the scheduled repairs.
  • •  Loan amounts are capped according to local FHA limits.
  • •  Only owner-occupied properties of one to four units qualify.
  • •  The home must be at least one year old.

Trulia, an online residential real estate site for both clients and sellers in the US, released their rankings for Top Agents in 2014 by state.  These agents ranked in the top 2% of their competition according to Trulia data.  This data included number of TRULIA reviews, number of past sales included on the agent’s TRULIA profile, and their overall TRULIA star rating.  Agents do not have to use a paid account in Trulia to have a chance to be awarded – they need to only be actively using their trulia profile for collecting reviews and past sales data.

When planning outdoor work or recreational activities, the right timing can help you stay cool and safe.

  • To the extent possible, schedule your heaviest activities for the coolest parts of the day.
  • Take regular rest breaks in a cool, shady location.
  • Anticipate where and when trees and buildings will create shade, and try to schedule your outdoor activities throughout the day to be in shaded areas, avoiding direct sun whenever possible.
